Andy,
Are you talking regular doors for the home garage or commercial? I've had a insulated panel door installed (Home Depot) on my home garage this year, cost around $1,600.00, without opener, by the time the wife added windows and decoration to the top row.....needed to make the outside look good for the neighbors. I probably could have saved a few bucks to do it myself.....didn't have the time. Pete

Steel rol-up doors are hard to seal and where I live that wouldn't be good. A steel sectional door can be insulated a good thing. I really wonder why you would want a roll-up door.

preference. A sectioned overhead door, similar to a standard garage door will block the light from above or prevent tall items to get under it, i.e. an A-Frame Hoist or other taller than the door items, where a true roll-up, one in a canister or other typical cylindrical units will not have that issue. Both can be insulated and operated by remote operators.

Hey Nick,
Thanks for the reply...Everything you said about lighting and limiting the hight of the hoist... is the reason I want a roll up..Here in Calif. not too worried about the Winter...I'm thinking 10' wide by 12 ' high on the front, probably an 8' wide by 8' or 10 ' on the back.. We are going to use 2x6 framing front and back, and we'll have two 5' to 6' stem walls added on to the existing walls of house garage, and my 4 car car garage ..any suggestions on where to buy, and anything else you think would be helpful..can I go with manual for now, then add motorized later ? Thanks again, andy |

Hey Charlie,
Live in Calif. not worried about the Winter, and the roll up will give me better lighting, and clearance with a car on the hoists.. andy |

The neighborhood looks pretty nice in the background of your 57 Andy, Have you checked to see if the roll-ups are allowed? They may not fly with the inspector.
